Your independent community guide · Parrish, Florida · All ages welcome

The whole picture. Before you buy.

A beautiful home should come with a clear budget. Start with community charges, then layer in the expenses specific to your home and financing.

A dated planning guide—not today’s payable fees.

The figures below come from the builder’s “CDD and Homeowner Association Services and Fees” sheet dated May 15, 2026. They have not been verified as the current amounts due. District budgets and association charges can change; request the current documents for your specific lot and closing date.

Builder sheet dated May 15, 2026. “After” HOA excludes the separate $500 annual food and beverage fee collected once Copper Barrel Bar & Grill opens. Monthly district figures are annual assessments divided by 12 and rounded; they are not a monthly billing schedule. Our calculated monthly equivalents differ by one cent from some printed monthly examples on the builder sheet. The sheet was included in a privately supplied community document packet; the private contract is not published.

Keep both district charges in the picture.

Explore is within the North River Ranch Improvement Stewardship District and also has a separate community development district. A published ISD assessment alone is not the total community charge. Do not add the ISD again to the combined CDD + ISD estimate shown here.

HOA: everyday community services

The supplied sheet lists amenity-campus use, common-area upkeep, homesite landscaping and irrigation maintenance, gate monitoring, internet/streaming TV, and road maintenance. Confirm service scope and exclusions with the association.

CDD + ISD: district assessments

The builder sheet combines infrastructure debt and operating costs. These assessments are separate from HOA dues and appear with the annual property tax bill. Budget them once, whether paid directly or through mortgage escrow.

Your own household expenses

Mortgage principal and interest, property taxes, insurance, electricity, gas, water, sewer, and reclaimed irrigation water are outside this calculator. So are purchase and closing costs, special assessments, and optional services.

Five things to get in writing.

  1. The current HOA budget, dues, and amenity-phase assumptions.
  2. The lot’s complete CDD and ISD assessments, including debt and operations.
  3. Capital contributions, transfer or estoppel charges, and other closing fees.
  4. A property-specific tax estimate and homeowners/flood insurance quotes.
  5. The final purchase price and any financing-incentive conditions.

A seller’s existing tax bill may not represent your future tax obligation. Use an estimate for your purchase and improvements, and confirm eligibility for any exemptions.
