The short answer

The builder’s May 15, 2026 sheet separates HOA dues from combined annual CDD and ISD estimates. Use those figures for orientation, then request current, lot-specific charges before deciding.

When you ask me what a home at Explore costs, I want the answer to go beyond the sales price. Community charges belong in the conversation early. Here is how I would read the available fee sheet and turn it into a useful budget without confusing a planning estimate with a current bill.

Start with the date and the collection

Our source is a builder fee sheet dated May 15, 2026, supplied within community purchase documents. These are historical planning estimates, not a verified September assessment notice. The sheet gives different amounts for Villa, Scenic, Distinctive, and Echelon, with separate HOA estimates before and after amenities.

The annual district column combines CDD and ISD. Do not add a separate ISD number from another page on top of that combined amount. First establish what each source includes, which fiscal year it covers, and which homesite it applies to.

Separate billing from monthly budgeting

A monthly equivalent helps compare costs, but it does not turn an annual assessment into a monthly invoice. The supplied sheet describes district assessments as collected with property taxes. HOA dues are shown separately as monthly amounts.

For Scenic, the annual district estimate of $2,142.43 divided by 12 is approximately $178.54. Adding the $230.62 pre-amenity HOA estimate produces $409.16 in monthly-equivalent community charges. That is a dated illustration for one collection, before later amenity and restaurant assumptions. It is not a complete housing payment.

Avoid counting the same assessment twice

Ask your lender what is included in the projected escrow payment. If district assessments are already included in its tax estimate, adding the same charges as another expense would overstate the total. If the estimate leaves them out, your budget needs to account for them separately.

Label every line: principal and interest, value-based property taxes, district assessments, homeowners insurance, any separate flood coverage, HOA, and utilities. Those labels help you compare a lender worksheet with the builder sheet without accidentally combining different definitions of taxes.

Ask about costs beyond the monthly headline

Before signing, request the current association budget, both applicable district assessment details, and any contributions or fees due at closing. Ask whether additional assessments are proposed or adopted and when new amounts take effect. A contribution at closing differs from a recurring charge, but it still affects the cash you need.

Keep a buffer instead of treating an early estimate as a permanent ceiling. Ask the association to explain exactly which maintenance and service costs the dues cover for your property.

Turn the worksheet into a decision

Our interactive cost guide compares the dated community estimates across collections. Once we have a specific home in mind, we can replace assumptions with current written amounts. That is when the budget becomes useful for deciding between actual options.

Bring me the builder quote and your preferred monthly comfort range. We can organize the charges and identify questions for your lender, association, and closing team. I want you comparing homes with the same cost categories in front of you.
