The short answer

The Ellenwood is Explore’s attached villa choice. Compare its layout, ownership documents, outdoor space, and complete costs with a detached alternative before equating a villa with maintenance-free living.

If you like the idea of a home that feels manageable, the Ellenwood deserves a place on your list. But I would not choose between a villa and detached home on a label alone. The better conversation is about privacy, responsibilities, and what you want your Florida routine to feel like.

Start with the Ellenwood’s specifications

The builder’s Ellenwood page showed the starting price and approximate size below when checked September 5, 2026. Its two-to-three-bedroom range reflects configuration choices. Confirm the layout and price of the version you want; the advertised base does not include every possible lot or option charge.

Put that defined home beside a specific detached plan with the spaces you need, rather than a general idea of what a single-family home might offer.

Walk the shared-wall side thoughtfully

In an attached home, pay attention to the layout along the shared side, where your main living spaces sit, and how outdoor areas relate to the neighboring home. Ask the builder to explain the construction assembly and applicable documents. Do not infer sound performance from an empty model visit.

Compare sightlines from rooms and the lanai where you expect to spend time. A detached home needs the same attention. The distance and orientation of neighboring windows can affect your sense of privacy even without a shared wall.

Ask exactly what the HOA maintains

The supplied community documents describe maintenance of original homesite landscaping and irrigation, with the homeowner responsible for the lot’s reclaimed-water bill and potentially added landscaping. That is not a promise that every component of the home is association-maintained.

For the villa, request a current written responsibility chart covering the roof, exterior, shared elements, insurance, and repairs. Ask the same questions for the detached alternative. I would not assume the word villa means an exterior-maintenance arrangement you have seen elsewhere.

Look beyond the starting-price difference

Use complete quotes for both choices: home, lot, structural decisions, and selections. Add relevant community charges from current documents. If a feature is optional in one configuration and included in another, record the difference instead of treating base prices as equivalent offers.

Then consider moving and furnishing. Will your furniture fit? Is the garage expected to hold vehicles, bikes, and storage? These questions do not need an elaborate spreadsheet, but they should be answered before the lower headline price settles the decision.

Make your shortlist reflect your priorities

I would favor the option whose space and responsibilities you understand best, within your complete budget. If you travel often, plan for home checks and maintenance while away. If you spend evenings outdoors, evaluate the actual lot and lanai instead of only the interior tour.

Bring me your must-haves and we can compare Ellenwood with a detached design side by side. The point is to choose a home you will enjoy owning, with fewer unanswered questions when it is time to commit.
