The short answer

An advertised base price is a starting point. Request a home-and-lot quote with included features, structural options, design selections, incentives, and closing charges shown separately.

A model home is designed to help you picture the possibilities. My job is to help you connect the possibilities you like with the home you are actually pricing. Before a beautiful kitchen becomes your budget reference, I would slow down and ask a few specific questions.

Mystique model kitchen. A model’s finishes are not a statement of what is included in the base price.

Separate inspiration from the included home

Photograph the details you like, then ask whether each is included, a builder option, or model décor that is not sold with the home. Consider flooring, cabinetry, lighting, wall treatments, outdoor areas, and structural changes. Keep the answers with the dated included-features list for your plan.

If an answer is uncertain, mark it as unresolved. It is better to have a short list of prices still needed than a complete-looking budget built on assumptions. A video tour should receive the same treatment as an in-person model visit.

Build the price in understandable layers

I would request separate lines for the base home, homesite premium, structural choices, and design selections. Then show any incentive and the conditions attached to it. Keep closing costs and prepaid items visible instead of blending everything into a single sales-price conversation.

Here is a purely illustrative example, not an Explore quote: a $400,000 base, $25,000 lot premium, $20,000 of structural choices, and $30,000 of finishes total $475,000 before closing costs and any incentive. The exercise shows why the first number alone cannot establish your purchase budget.

Prioritize decisions that affect the layout

Ask which choices require an early commitment and which can be made later. Give your attention first to the configuration that supports your life: room use, openings, storage, and outdoor connection. Request actual change deadlines and pricing rather than relying on a general assumption about what is easy to add.

Then rank finishes by importance. My preference is to know your complete wish list, your essential list, and what you would remove first. That makes a budget adjustment a considered decision instead of a surprise at the end.

Compare incentives with the full financing picture

If an offer includes a lender-related incentive, ask for the conditions and a complete loan comparison. The CFPB recommends reviewing Loan Estimates from multiple lenders. Compare offers using the same purchase scenario so a headline credit or rate does not distract from other differences.

Ask about rate locks, points, fees, qualification terms, and the cost after any temporary payment reduction. I would not claim that a builder’s lender is always better or worse. Your actual written offers are the evidence needed to evaluate the choice.

Keep the final version organized

Save the quote date, lot number, plan version, selection list, and incentive terms together. If something changes, ask for a revised document showing the new total. Do not assume that a verbal discussion updated every attachment or lender estimate.

Bring me the model features you liked and the number you feel comfortable spending. We can organize the questions and compare realistic configurations. The goal is a home you love at a cost you understand, with the attractive details connected to written specifications.
