The short answer

Distinctive spans six designs with substantially different sizes and bedroom options. Separate everyday requirements from occasional needs, then compare exact configurations and complete prices.

The Distinctive collection covers a broad range of homes. That makes it worth exploring, but the collection name is not a sufficient comparison. I would break the search into functions you need every day and space you want for guests, hobbies, or a changing household.

Look at the range before choosing a favorite

The six builder plan pages below were checked September 5, 2026. They list advertised starting prices, approximate square footage, and bedroom configurations. Options and availability can change, and the base price is not a completed-home quote.

There is meaningful variation within this collection. Use the table to form an initial shortlist, then review detailed plan drawings. Two homes in the same collection will not necessarily solve the same needs or carry similar final prices.

Compare Mystique, Palmary, and Prestige by function

If these three are on your list, identify why you would choose each before visiting. Is it the gathering space, how a work area could function, or a preferred bedroom configuration? Use current drawings to check those ideas instead of relying on a memorable room in a video.

Ask which configuration you are pricing. A flexible bedroom range can reflect choices affecting other space. Write down what changes with each option so the decision is based on the home you would receive.

Give larger plans a specific job

Concord, Coral Grand, and Serena add another set of possibilities. Rather than treating additional rooms as an automatic improvement, give each a purpose. For frequent guests, describe how many people need privacy at once and how long those visits usually last.

Review current floor-by-floor drawings for the location of each function. Think about moving laundry, taking work calls, and accessing the rooms you use most. The right arrangement for you is a daily-use question, not just a total-bedroom question.

Price the tradeoff between size and selections

Compare a larger layout with restrained selections against a smaller one with features you care about most. Use written quotes when available; do not assume a particular option allowance will cover the design you saw in a model.

Keep homesite cost visible in both scenarios. If your favorite outdoor outlook uses part of the same budget as an additional room, that is an honest tradeoff to discuss. See it clearly before either feature becomes emotionally nonnegotiable.

Use a second visit to test the finalists

Choose two finalists and return with a purpose. Bring furniture measurements, examine rooms you expect to use simultaneously, and compare quotes line by line. Ask which model features are absent from each priced configuration. Make a separate note of any structural choice that requires an early decision.

If you are remote, use the videos to build that question list and request current information about the specific home or lot. I can help organize the comparison so the layout, total cost, timing, and compromises stay visible.
